v  Review association financial statements, and provide recommendations to the Board of Directors.

v  Implement billing and collection systems for the monthly association maintenance fees.

v  Establishment of association bank accounts, including checking and reserve accounts.

v  Secure lock box service provided for association dues received.

v  Update unit owner’s roster.

v  Organization of accounts payable, checks and all official documents requiring signatures and
approval by the Board of Directors.

v  Preparation of monthly financial reports including: bank reconciliation and statements, balance
sheet, profit and loss, check register and collection reports.

v  Arrange yearly budget seminar and meeting with proposed annual budget.

v  Conduct yearly membership elections as per by-laws & state regulations.

v  Prepare Board of Directors (monthly) meeting agenda package and post required notices.

v  Customer service and support by courteous staff who are trained to provide excellent customer service.

v  Receipt, execution and completion of maintenance requests.

v  Review of insurance coverage and present recommendations of competitive coverage options
before renewal.

v  Inspection of grounds, building maintenance and façade.

v  Supervise association projects.

v  Enforcement of association Rules and Regulation through letters, photographs and follow ups.

v  Twenty-four hour emergency hot line available seven days a week.

v  Screening of potential buyers and tenants.

v  Assistance in association newsletter.

v  Preparation for annual fire code inspection.

v  Creation of a maintenance performance schedule for all common elements.

v  Maintenance personnel available on a part-time or full-time basis
